Things Everyone Gets Wrong About Street Appeal

It doesn't stop at the front door …

It doesn't stop at the front door …

A beautiful home will make a lasting impression, and it is a powerful tool to help you sell your property. There are many things that you can do right now to increase your property's appeal - for your personal enjoyment.

Many people walk by their neglected front fence, veranda, and even front door every day, without ever giving much thought about how they affect the overall impression of their home. It is time to take stock and consider how to make your house stand out from others.

It is important to make a good first impression when you list your home for purchase. These helpful tips from a leading Perth rental management agency will make sure buyers fall in love with your home as soon as they arrive.

Want to know the tips and tricks on how to best present your property?

ENTRANCE

It is important to have an identified front entry area. Direct visitors into your home by having a gabled portico, or other built structure, at your front door.

You could even paint your front door in bright colours or mark it with posts and steps so that it is easily identifiable.

A house number is essential, and a decorative bell can be a nice touch. Choose your style and match it with the door’s hardware.

VERANDAH

You can make your front porch or veranda more inviting by adding a deck or balustrading. This will create a welcoming space that you can relax in and makes your home feel spacious. It is important that any renovations or add on’s match the style of your home, whether it is a classic Hamptons or Modern style.

Create a seating area near the entrance, with weatherproof cushions, to welcome visitors. You can also relax and take in the sights of the world.

Add an arbour or pergola at the garage's entrance for added impact. Adding a touch of handmade carpentry to your home softens its appearance and makes it weatherproof to arrive underneath.

FENCE

A picket fence can be an inexpensive way to jazz up the front of your home. They are sold in small packs at hardware stores. They're an easy and quick way to improve the front of your house and make a great impression from the kerbside.

No matter what finish you have for your home, brick, render, or painted timber, a white picket fence adds a charming accent and contrast.

We advise our Trigg property management clients to buy a decorative or custom-made mailbox. Include your house number so it matches the style of your home.

PAINTWORK

A new exterior paint job can make your home look dramatically different.

Chipped exterior paint is the fastest way to make a house look old. Even if the exterior paint has faded a little from the sun's heat, it is a good idea to give it a new coat every few years to keep it looking fresh and new. This is especially important before the house goes on the market. Buyers will also be looking at the cost of the exterior paint and may decide to skip the tour if it fails to impress.

We suggest to our Innaloo property management clients to work to a palette consisting of four main colours, starting with the colour of the roof. This also includes the colours for your main body, trim, and front doors.

GET SYMMETRICAL

With a symmetrical arrangement in decor and lighting, make a statement at your front door. Our favourite is the use of planters to mirror the door, in our Innaloo property managed homes our clients have been able to create a strong focal point.

GARDEN

The beauty of plants can make your home stand out and add a refined touch. Massed planting makes your house positively stand out from the rest. Whether it is a neat, manicured look, or a rambling hedge, don’t hold back on adding some greenery. Topiary and climbing plants, with a little patience and time, look stunning and soften the appearance of the house. We also recommend Japanese box hedges and rows of Lilly pillies for a neat appearance.

We tell all our Trigg property management clients to add pots to the entrance with a flowering plant for a seasonal burst of colour.

A lawn with dead patches and weeds in it is not a good sign for buyers. Buyers will assume that the rest of the house may be in a similar state if they see the grass isn’t well-maintained. This is not only gives a negative first impression and a distraction, but buyers will start to worry about how much it will cost to fix. A well-tended, lush lawn signals to potential buyers that the home is in great condition.

While you are fixing up your lawn put away any lawn ornaments. Just like it’s important to stage your home with the buyer in mind, it’s of equal importance to stage your curb appeal with them in mind, too. Lawn ornaments can make the yard look cluttered and turn off many buyers.

Give your home that ‘wow’ factor

A home that is beautifully presented on the street not only delights potential buyers and passers-by, but it’s also a pleasure to look at each day as you return home, and it gives you a sense pride in your home.
