It’s an innate desire to want to have a place to call home, with ‘home’ being both a feeling and of course, a place of residence.

When you think of home –security, peace, privacy and comfort likely springs to your mind.

Today on the blog, we’ll be looking at what buyers want in a home according to research conducted by the Real Estate Institute of Australia.

Not everyone is looking for inner city apartment living

In 2020, the attraction for inner city and apartment living greatly lost its appeal. Many of us worked and exercised from home, wanting to feel the fresh air and the sun, safely, at home.

A lot of residents in high-rise buildings kept more to themselves, missing regular, neighbourly interaction and community connection.

In 2022, the move to the ‘burbs’ for families and singles alike is still proving to be popular.

 

More outdoor spaces

You’ll find over the last couple of years – prospective buyers and tenants were searching for properties with outdoor areas. In fact, this search jumped by 41% when compared to pre-pandemic days.

We’re not talking expansive, rolling gardens either. Buyers and tenants are happy with a nice, simple courtyard – grass, optional, sunlight exposure, well-regarded!

 

Open plan living on the way out?

Open plan living has been a favourite property design for a few decades now and while it’s still heralded as making spaces appear larger, some of us are wanting to stay away from the open plan home.

Why?

·       Families and roommates alike are wanting activities completed in peace and (relative) quiet, and ideally, without an audience.

·       This is where designated, segregated areas within properties – such as more rooms or ‘zones’ are becoming more popular.

 

The all-important keywords

All of the below keywords show what buyers and tenants alike have searched for in a home since the beginning of 2020.

·       Balcony – increased by 36%

·       Study – increased by 31%

·       Garden – increased by 22%

·       Gym – increased by 37%

·       Broadband – increased by 37%

·       Outdoor – increased by 41%

We’re seeing 4-5 bedroom homes gaining more interest, not necessarily because of growing families but because buyers and tenants are appreciating the extra room to function as a home office, gym or even classroom.

 

What’s on the horizon for Perth properties in 2022?

Property insights into 2022 suggest more shifts to the coast are on the horizon, intended international arrivals will drive up unit demand and outpriced buyers may choose to build instead.
