State of the Industry

I am worried. As I write this article I am seriously concerned at what I am seeing in the marketplace from our industry representatives.

I am seeing a ‘transaction based’ mentality like no other time in my career. Let me define the terminology of being a transactional agent: An agent that simply sees a listing and resulting sale as just another number, just another sale and just another notch to their goal of achieving an award at the end of the year. They view the seller of the home as an ‘obstacle’ to the transaction rather than the ‘client’ whom they have been entrusted by to get them the best result.

This type of Agent is driven by greed, they are not authentic and genuine in their intentions.

I also put this behaviour down to experience, experience at practicing as an agent, but, more importantly, experience in knowing WA, knowing what its intricacies are and knowing the signs that the market has changed. This lack of experience is costing sellers potentially ten’s of thousand's of dollars and the opportunity to do more with the proceeds they receive pending the sale of their home.

Right now, at this very moment, there are large parts of the Perth market that are in extremely high demand which I know actually contradicts the popular belief that our market continues to decline, but, this is true and demonstratable in many suburbs and locations.

An inexperienced Agent with little to no knowledge of market cycles and the history of WA is very likely to be unable to identify these indicators, they actually will not be able to advise and guide their sellers correctly, more than likely, they will pressure their sellers into taking an offer from the market that has not been properly negotiated. They just want the ‘now transaction’ and not the ‘relationship for life’ with their sellers.

These Agents are playing a very ‘short’ game, I have watched them come and go over many years in this business, ultimately, the market will expose them for who they are.

I really want everyone to take the time to seriously consider this point, the Agent you appoint to represent you in the sale of your home is directly responsible for the outcome, everything they say, everything they do impacts your sale beyond comprehension, for the better or the worse. You need to take great care in making the decision on which agent represents you, you only get 1 chance.
