Supply your rental with the features tenants (actually) want

A rental property should be way more than bricks, mortar and a roof.

To attract tenants to your rental property, you’ll want to show off your property – and even spruce it up a bit before putting it up for lease.

The key to attracting the right tenant(s) is to make your rental property feel like a home.

 

According to research, this is what tenants prefer:

·       Bathroom upgrades

·       Updated cabinetry

·       Hardwood flooring

·       Centralised air conditioning

·       Stainless steel appliances (oh, and a kitchen backsplash!)

Naturally, all of the above come with a price tag, but when you compare it against money lost due to a long vacancy, all or at least a combination of the above will very likely be a worthwhile investment.

 

Respect their right to privacy

Unless there’s an issue that needs solving, your tenants are probably not going to want to keep in regular contact. Remember, tenants upon signing the rental contract, have every right to privacy during the lease.

Of course, when you, the landlord, need to access the property for one reason or another, you can but only after following the necessary rules regarding notice periods.
