One of the age-old questions that landlords ask themselves time and time again is: “how do I find a great tenant and what can I do to make them stay?”
Knowing, understanding and implementing what a tenant wants and doesn’t want will make your journey as a landlord a breeze.

What tenants want: A recently renovated property
A property that is well-looked after when advertised is one that will attract many, great tenants. This is a giveaway that the landlord (aka you) takes pride in their rental property.
So, what does this mean?
· An advertised rental property that recently underwent updated bathrooms and laundry
· Freshly painted walls (professionally done and not a haphazard attempt)
· A professionally cleaned and treated properly
· An enhanced curb appeal (fresh mulch, planting, pressure washed driveway etc)
No tenant enjoys renting a run-down property. Take pride in your rental property and you’ll significantly increase the chances of your tenant doing the same.
What tenants want: Amenities that tick all boxes
Tenants want more than a roof over their head, and rightly so! Here’s an idea of what tenants want when searching for a rental property, and amenities you can endeavour to provide.
· High-speed and reliable internet connection
· Working air conditioner system(s) – both heating and cooling
· A dishwasher
· Storage
· Security – in the form of good, locking doors, fences, gates and alarms
· Parking (with high regard given to off-street, undercover and secure parking).
You’ll also find that tenants enjoy a short commute to nearby facilities and amenities. While this is out of your control, it’s very worth mentioning any walking distance to cafes, restaurants, parks, schools and/or public transport.
What tenants don’t want: High maintenance Gardens
It’s safe to say that the average tenant (and person in general), isn’t a green thumb. As tenants are often responsible for the property gardening, an outdoor area that requires (or even looks to require) a lot of upkeep may deter many, otherwise good tenants.
What can you do? Offer low-maintenance gardens at your rental property or adjust the rent to cover regular maintenance by a gardener.
What tenants don’t want: A ban on pets
Did you know that three in five Australian households have a pet?
This means that banning pets from your rental property can lose a lot of great potential tenants. Worried about damage? Don’t worry, it’s often only minor and can be taken out of the pet bond.
Good tenants aren’t hard to find if you respect what they want and don’t want.
Professional property management in Perth will help you in sourcing and retaining these tenants and ensure a smooth sailing property management experience.
