· Landlords have a duty to ensure a rented property that is safe,
· The fixtures and fittings at the property are in safe, working order, and
· The primary duty of a landlord is to ensure that no injury or damage is caused to your tenants, neighbours or the public as a result of being negligent in these duties.
Here are some more responsibilities of landlords:
· Ensuring all essential services such as gas, electricity and water are all working properly, and repairs are issued immediately if a problem arises with them.
· Keeping the exterior of the property in good working order and making sure the residence is structurally sound, and
· Guaranteeing a property fit to live in, with security of a reasonable standard.
Any clause in the tenancy agreement, too, must be adhered to and organised by and with the landlord.
Commencing a tenancy
At the commencement of the tenancy, the landlord has a duty to inspect the property and complete an entry condition report. Landlords also take payment of a bond, which is then held by a bond agency and cannot be accessed by landlord or tenant without both parties agreeing, or the correct mediation process being followed.
What else?
· Landlords must provide a written agreement to the tenant which outlines the conditions of the tenancy, and
· Are unable to charge any fees to the tenant for the cost of producing this agreement.
During a tenancy
You may be the owner of the rental property, but you don’t have the right to enter the property whenever you wish. You must give adequate notice.
Also, remember these points:
· Your tenant has the sole right to use and enjoy your property during its tenancy,
· If you wish to evict your tenant due to bad behaviour, there is a process you must follow.
