Owning a rental property is a great investment to have, but sourcing and keeping good tenants can be a task many landlords don’t enjoy.
Keeping tenants happy with the rental agreement and your rental property offered for their enjoyment is easy. Well, it’s easy if you know what to do (and what not to do).
Are you a landlord on the lookout to attract and keep happy, long-term tenants?

Supply your rental with the features tenants (actually) want
A rental property should be way more than bricks, mortar and a roof.
To attract tenants to your rental property, you’ll want to show off your property – and even spruce it up a bit before putting it up for lease.
The key to attracting the right tenant(s) is to make your rental property feel like a home.
According to research, this is what tenants prefer:
· Bathroom upgrades
· Updated cabinetry
· Hardwood flooring
· Centralised air conditioning
· Stainless steel appliances (oh, and a kitchen backsplash!)
Naturally, all of the above come with a price tag, but when you compare it against money lost due to a long vacancy, all or at least a combination of the above will very likely be a worthwhile investment.
Respect their right to privacy
Unless there’s an issue that needs solving, your tenants are probably not going to want to keep in regular contact. Remember, tenants upon signing the rental contract, have every right to privacy during the lease.
Of course, when you, the landlord, need to access the property for one reason or another, you can but only after following the necessary rules regarding notice periods.
If in doubt, talk to your Perth property manager.
Be responsive
Did you know most tenants expect a response from their landlord in under 2 hours?
No, it doesn’t mean the expectation to drop everything and organise repairs straight away. A simple acknowledgement that you’re taking the steps to address it will suffice. Tenants only want to know their concerns are heard and something is being done about the issue.
If you don’t want direct contact lines between yourself and your tenant(s), Perth property management is the professional middleman necessary to streamline a tenant’s stay.
Keep on top of maintenance
Tenants who pay rent have an expectation that nuisances like a leaky roof and loose taps are to be taken care of ASAP.
This means that in order to encourage happy, long-term tenants, keeping on top of repairs is simply, a must.
Show your tenants you care by being prompt and punctual with response and repairs.
Plus, conducting regular inspections will safeguard your own peace of mind, to ensure everything is in well working order.
