What to Look for When Switching Property Management Agencies

Are you aware that changing your property manager isn’t as difficult of a feat as you may think? Nor is it expensive. Both of these are common misconceptions, and people assume that switching property managers can equate to owners having to bear terrible service as they count the days until either their agreement is over or their tenants leave. But this doesn't have to be the case at all. 

If your property manager just isn’t cutting it, then it might be time to consider switching. 

It is a common misconception amongst property investors that if they switch property managers it will disrupt their tenants. Firstly, let us explore some of the most frequent myths we hear about amongst property owners:

  • I have to wait until the tenancy is up to change my property manager
  • This will cause an annoyance in change and disruption to my tenant
  • This will mean I need to find new tenants 
  • A new lease will have to be signed by my tenants

 

The truth about making the switch

 

Whenever you are ready, you are entitled to make the switch with your property manager. This can happen with minimal disruption to both you and your tenants. If you’re worried that you’ll be causing inconvenience to your tenants, don’t worry.

The property management contract only ends the relationship between you and your current property manager, the relationship  between you and your tenant is untouched. You can rest assured that everything will remain the same, just with a much better property manager. 


 

Now onto the switch. Here are our four steps to making the pivotal move 

 

Make initial contact with us, whether that be phone or email.

Tell us about your property. We will guide you with some questions that you will need to answer.

If we are all happy, we ask you to sign the agency agreement form. At this stage, tell us where your rent should go, and provide some more information so we can prepare the MAA.

Now onto the transition. This is your turn to sit back and relax. One of our team members will give you a call to let you know about the transition progress.

You can contact your current property manager to arrange handover of records and documents we need to manage your Perth property, including:

  • Rent and bond records
  • Tenant contact details
  • Contact the tenant ahead of the handover to:
  • Introduce our agency
  • Provide contact details for their new property manager
  • Provide bank details for the rent to be paid
