TENANCY APPLICATION - WHAT HAPPENS AFTER YOU APPLY FOR A RENTAL PROPERTY

For those entering the rental market, what goes on behind the scenes can feel like a bit of mystery. Most of us don't really know what happens between application and approval, or what it might take for declination if your offer doesn't get accepted.

For those entering the rental market, what goes on behind the scenes can feel like a bit of mystery. Most of us don't really know what happens between application and approval, or what it might take for declination if your offer doesn't get accepted.

While processes may vary slightly among property managers, typically most applications can take 24-72 hours in total.

Why the 24-72 hour window?

When you submit your application, there will be a wide range of checks conducted to determine whether this rental arrangement is the ideal fit. Sometimes it might take the entire window to complete, but other times the process is speedy.

After these checks have taken place, the property manager in Perth will send a shortlist of rental applicants to the owner for consideration. We, of course, offer our suggestions, but the final decision will always come down to the owner.

How are applications accepted?

If you are successful with your application, the property manager in Perth will get in touch with you promptly. They will generally send an email with a note telling you that your application has been successful. This is where the process begins to speed up. After this, you will receive all relevant tenancy documents and the lease agreement for the property.

"What if I'm not accepted?"

If you are not accepted, you should receive a formal notice that your application was rejected. We understand that you will want to know why however the owner does not have a legal obligation to give you a reason. We recommend sending a polite email to the property manager in Perth, asking whether they can tell you why you were unsuccessful. Common reasons can include, a better applicant was given the home, you didn’t meet the income requirements or there were terms within the agreement that did not suit the landlord.

Final note

The most important part of a rental application is having a positive attitude, and to keep trying until you strike gold.  If you haven't heard a response from your property manager in Perth within 48 hours, a follow-up email that includes the property's address is a great way to find out more.
