Finding a place to rent can be an exciting time for new tenants, or a tiresome one for seasoned renters.
Nobody likes rejection – for jobs, in our personal lives, and that goes for landlords choosing other tenants over yourself. If only there was a guide to creating a great rental application that you can save and refer to!
Thankfully, an experienced property manager in Perth has complied some great tips for a rental application guide.

Make your mark – first impressions count
More often than not, prospective tenants like yourself have viewed property photos online before requesting an inspection. So, if the photos lure you in and they do the property justice in-person, it’s time to sell yourself.
Here are some easy tips to do at the property inspection:
· Be polite – it may sound like a no-brainer, but good manners and respect go far, this can be not parking your car inconsiderately and confirming the appointment in advance.
· Be on time – nobody wants to be kept waiting, and it looks like you don’t care.
· Appear tidy – this goes for you; anyone you bring with you and even your car. After all, a tidy looking tenant will likely keep the rental property tidy, too!
· Keep over the top criticisms to yourself – a Perth property manager may be wary that you could be a difficult tenant. If the property isn’t right for you, simply say so and let that be it.
Make that first impression count.
Detail is everything
Attention to detail is something property managers look for and love. It’s the small things that count, especially if there are many rental applications for a single property.
Here is the supporting information you should definitely submit:
· Real referees – those who can vouch for you at any previous rental, and current or previous employment (and are hopefully aware of their inclusion in your rental application)
· Copies of 100 points of ID
· Supporting income and employment details
· A well-written cover letter that expresses your interest in the property, a little bit about yourself and when you are available to start the lease
· Disclosing who and how many people and/or pets will be residing at the property with you, your previous rental history, if you’re a smoker or non-smoker.
· Signatures in every relevant box and section.
A well-thought-out application that includes every little detail and is properly submitted is your best bet at securing your desired rental property.
