Get all your documentation in order:
From presenting your payslips, having your cover letting in order, your photo ID and your proof of employment, it is imperative to have your ducks in a row when applying for a property to lease. We advise you to ensure these documents are copied and ready to submit to the property manager ASAP, because when the opportunity arises, no one is going to wait around for you to get everything together. It is a great idea to have everything copied and organised within a folder.
Rental history:
Knowing you are a good tenant is important for landlords and real estate agents in Perth to have peace of mind in choosing you as the tenant for a home. By providing a rental ledger, you are showing proof that you are the sort of tenant who makes payments on time, and who passes rental inspections with flying colours.
Get reference letters:
If it is within your capacity to do so, see if you can get evidence from your past landlords or even an employer saying that you are a person with integrity and who can be trusted. This will hold a lot of weight in your rental application. These references do not have to be long, they just have to be positive and relevant to their relationship with you.
Be on time with your inspections:
Being timely is a common courtesy. Holding an open house is a stressful undertaking for a property manager, so we ask that you arrive on time. This also reflects well on your reliability when choosing a tenant for the home.
Be presentable:
It is imperative to look your best and to be presentable. This shows the property manager that you are taking this seriously and that securing this property is important to you. We are more likely to look at your rental application seriously if we can see that you mean serious business.
The key is in the follow-up:
If you have not heard back in 48 hours after submitting your rental application, then we recommend that you follow-up. They say the key is in that follow-up process, it shows us that you are hungry for the property, and that stands out to a property manager. When following up, express that you are happy to provide additional information and can even provide more references if need be.
