How to tell you have found the right property for you

You walk into a property inspection and you like what you see straight away. Should you put an offer on or a rental application in?

There’s more to know you have found the right property than meets the eye, and you should be 100% sure before you go in with guns blazing.

So, how can you tell for sure you have found the right property for you? Find out with the Perth real estate agency, Thought Leaders Real Estate, down below.

It meets and maybe even exceeds your must-have list

If you’re serious about buying or leasing a property, then you likely have an all-important must-have list of requirements that you’re unwilling to compromise on.

Everyone’s different and dependant on your lifestyle and individual requirements, it could include some or all of the following:

·         Enough bedrooms for the residents (plus maybe a guest room)

·         A location that’s a short commute to work

·         Open plan living

·         Two or more living areas (including a theatre and/or games room/rumpus room)

·         A double, lock-up garage.

·         An outdoor space and garden

It’s standard to compromise on a property that you’re wanting to buy or lease, but if it meets most if not all of your must-haves – it will be at the top of your property search.

Don’t forget about your needs for tomorrow as well as today!

If you’re looking to buy a ‘forever home’ you need to think well into the future about how the home, it’s features, neighbourhood and local amenities will serve you in the years to come.

The neighbourhood is just right

While we’re not always familiar with our neighbours, it’s definitely peace of mind to know that the property is situated within a good locale.

If you’re buying a property, you’re buying not just the home – but into the neighbourhood. This will ultimately affect property value into the future.

Consider the following:

·         Is there a good school nearby? (Even if you don’t have kids, a reputable public school nearby will increase your property value)

·         Are there good public transport links?

·         What are the local crime rates?

·         What’s around the area and what amenities are close by? Medical centre, pharmacy, cafe, retail outlets, the beach or river?

It sits nicely within your budget

Yes, it might be a beautiful, box-ticking home in a fabulous location, but can you afford it?

You need to run the numbers and answer that hard question. After all, unless we’ve recently won the lotto, most of us are limited by what we can realistically afford to buy (aka repay).

What can you do?

·         Determine your financial position to buy or lease buy talking to a mortgage broker.

·         Consider pre-approval too for a home loan and get all your financial documents and statements ready for action.

If the property you have your eye on, fallen in love with and meets all your needs fits within your budget – then what are you waiting for?
