Key Market indicators - Sellers Take Note

Key market indicators and coalface activity should give sellers the confidence they have been looking for.

A question I am asked in every conversation is 'How is the market?'

It demonstrates that Western Australians' have a deeply ingrained fascination and obsession with property, how it is performing and what the future may hold for it.

It is fair to say there has been relentless negativity about Real Estate in WA for sometime now, a virtual plethora of doomsdayers claiming prices will be slashed and plummet by 50%...I thought they were wrong then and nothing has changed in my mind, basically, for lack of a better description, they are full of shit and love the publicity that a negative story brings.

Here is some truth, In our marketplace, which ranges from high end luxury homes through to villas, townhouses and family homes, there is a serious lack of quality properties available, the sellers that have taken note of this and entered the market recently are now reaping a huge reward in terms of their final sale price. I truly believe the next lot of data that comes out will show a positive growth trend throughout the majority of Perth.

There is some massive coalface buyer activity through homes, resulting in multiple offers and some exceptionally high values being achieved compared to earlier in the year, I stress however, it takes the best agents with the best marketing and strategies to maximise this opportunity.

If I was the prudent seller, looking to place my property on the market in the coming months, I would be carefully reviewing my marketplace, visiting home opens, checking it out for myself and maybe I would fast forward my plans and sell in Winter rather than Spring , I would not want be competing against other sellers. It could be worth a significant windfall for me.
