Established architect Matt Delroy-Carr (formerly of felix.) knew he was working with very special clients when he was commissioned to capture the essence of a holiday home, with an open feel, flowing spaces and an atmosphere energised by natural light and air.

The result is a holistic, minimalistic design content in silence, suffused with concepts of technology and renewable energy. Considering the whole of the site as a canvas for indoor-outdoor living. The home looks as if it has been planted in the garden getting the most effective use from every square centimetre of the space it occupies. As you move deeper and deeper into the home it continues to open up embracing the energy from the coastal breeze and sunlit landscape with CAT 6 NBN smart wiring. Upon arrival there is an element of surprise as we reveal an urban sanctuary. The front elevation is understated with impact painted acrylic render and amber glow foot-path lighting producing a dramatic effect.

The abstract design represents a deep interest in the landscape that surrounds it emphasising our emotion with a palette of found objects in matt graphite, acoustic glass, spotted solid gum, polished concrete, iron rust and brushed aluminium finishing details.

Evolving with its occupants, this is the best possible environment for a growing family with beautiful spaces, surprising moments, areas of informality yet total sophistication.

Embracing the tenets of modernism, northern light, high ceilings and a clever garden design, visually brings the outside in. To this end the skillion roof design allows light to fill the internal volumes whilst hot air rises to the top and lower cross ventilation windows cools the home. A series of cavity walls with oak timber sliding doors create noise-controlled zones without interrupting the visual flow.

Portrayed with confidence and an edge of mystery the home invites exploration inside the wider space and mind. It is almost sculptural with acoustic brickwork, thermal insulation to walls and swatches of empty space. It wasn't a case of filling rooms just to have something in it, but rather a concept of art that feeds of its surroundings.

Stone is of importance with large areas of stonework alongside the stairwell and Caesar stone waterfall benchtops to the kitchen. Soft close drawers, overhead cabinets, appliance cupboards and a concealed walk in pantry with a elevated washing and drying utility recess is a testament to optimal functional design. State of the art appliances include an AEG induction cooktop, competent electric oven, rangehood and Franke sink with matt black and stainless brushed stainless steel tapware.

The combined textural energy of the timber, concrete and stone to the entry stairwell is remarkably harmonious, nuanced and calm, while simultaneously rich. The result is exceptional!

The bathrooms share this pairing of opposing energies, being calm, monumental and featuring heated towel rails as well a underfloor heating. Here timber grained porcelain tiles and oval free standing bath tubs with glass free showers speaks of the homes minimal aesthetic. In the guest powder room the pairing of a curving white basin resting on a Marri timber ledge reinforces its contemporaneity.

Listen to the ocean from the balcony and enjoy ocean views to the west and south west towards Rottnest island. Aluminium sliding doors and louvre windows allow light to infuse the main bedroom. The interior of the room is relaxed with an oval white bath tub, deluxe double shower head ensuite and large customised walk in robe, in keeping with the atmosphere of your very own private suite.

Television and film is an important work need and the theatre has been created for incredible levels of comfort. Moreover with the sliding cavity door and clerestory windows the theatre permits the light to be blocked from flowing from one side of the room to another for precise light control. Additional living areas are split over two levels with a parent retreat adjoining the master suite and a central passageway connecting the activity or games room to the minor bedrooms on the ground level.

The minor bedrooms feature Marmorino plaster-rendered walls which reflect light deep into space. Spacious rooms suited to queen size ensembles offer either triple built in robes or a walk in robes, four gpo's and New Zealand wool carpets in warm muted tones.

Adjoining the dropped in fresh water pool with multi speed pump rests a self contained pool cabana - a curated space where guests can live and experience a rare opportunity to experience what it might be like to live in an Airbnb.

The desire to create a seamless connection between the inside and out, with the ability to move between the living and entertaining spaces in the home culminates into the alfresco. The centrepiece of the design is this authentic artful space that elevates the expectations on well being and seamlessly integrates the entertaining with a waterproof kitchen that has a social connection to the landscape that surrounds it. The stainless steel reflective box above the pool, which is embedded into the wall, lifts the focus of the garden to eye level reflecting flowering Jasmine back towards the viewer. Not only were the aesthetics important when designing this outdoor space so too was the environmental consciousness achieving a star efficiency rating of 8.5.

The alfresco radiates a lush oasis and there is a bit of edginess to the design. It's appropriately robust for a range of outdoor climates withstanding the south westernly coastal winds. The space remains the place where you are most likely to unwind from poolside dips to basking in the balmy embrace of sunburnt skies above us - the epitome of resort relaxation.
